Seven ways we can help
Most people come to us for a pre-purchase inspection before they go unconditional. If you already own the home, you are the one selling it, or you rent it out, the last three are the ones to read.

Pre-Purchase Building Inspection
Our core service. A full inspection of interior, exterior, roof, subfloor and roof cavity, and full non-invasive moisture testing, carried out in accordance with New Zealand Standards. Written report delivered by email the same day.

Moisture and Leaky Building Assessment
Non-invasive moisture testing using professional detection equipment. Identifies risk before it becomes visible damage, and is worth doing on any plaster-clad home built between 1994 and 2004.

Invasive Moisture Investigation
Where non-invasive testing shows elevated risk, an invasive investigation gives a definitive answer. Carried out with the agreement of all parties.

Building Consultation
An on-site consultation for buyers who want to talk something through before committing. Can be booked on its own or as a follow-up to an inspection.

Maintenance Check
For owners who want to stay ahead of problems rather than discover them. An annual or pre-listing check on a home you already own.

Vendor (Pre-Listing) Inspection
Selling? An inspection before you list shows buyers you have nothing to hide, takes away last-minute negotiating leverage, and lets you price with confidence.

Healthy Homes Assessment
Independent assessment of residential rental properties against the Healthy Homes Standards. Covers heating, insulation, ventilation, moisture ingress and drainage, and draught stopping, with clear reporting and practical recommendations where work is required.
All pricing is on request. The cost depends on the size and the age of the property, and we confirm it when you book - so you always know the cost before we arrive. Tell us the address and approximate time needed, and we will come back to you with a firm price.
What every pre-purchase inspection covers
A pre-purchase inspection is a full walk-through of the property, inside and out, top to bottom. Nothing is skipped because it is awkward to get to.
- Interiorwalls, floors, ceilings, windows, doors, interior joinery and bathroom fittings
- Exteriorcladding, decks, balustrades, flashings, driveway, paths, fences and retaining walls

- Photographs of what we found, so you can see it rather than take our word for it.
- Plain English. We write for a buyer, not for a building surveyor.
- What each issue means, how serious it is, and what we suggest you do about it.
- A consultation with the inspector who did the work - call us and we will talk you through it.
- Confidential to you. We release a copy to your solicitor or your bank on your instruction, and to nobody else.
